Terms and Conditions
Definitions as described in the “Home Parents Agreement” and “Terms and Conditions” documents:
“Home Parents” - Home and Pet sitting service owned and operated by Mike and Rhonda Cooper. “Client” - The owner of the Home or Pet(s) that is receiving the service. “Service(s)” - Watching over and caring for the Home or Pet. “Stay” - The period of time the Service(s) will be performed. “Pet(s)” - The animals that are being cared for during the Stay. “Home” - The Physical Location of the Property listed on the Home Parents Agreement which includes the Land and Dwelling at that address.

Payment We accept Cash and Credit Card - (Visa/MasterCard/Discover and American Express) as payment for our “Services.”
HOME: Registration Fee, Deposit and Payment
New Customers will be charged a $35.00 registration fee the first time that they book a Stay and also a 50% non-refundable but transferrable security deposit at the time of booking. The balance must be paid prior to the last day of the Stay. There will be a $50.00 late fee charged if the balance is still outstanding 10 days after the Stay concludes.
Existing Customers will be charged a 50% non-refundable but transferrable security deposit at the time of booking. The balance must be paid prior to the last day of the Stay. There will be a $50.00 late fee charged if the balance is still outstanding 10 days after the Stay concludes.
Unpaid Balances - An additional late fee of $50.00 per month will be added to unpaid balances after (30) days.
Stay Extensions - If the Client plans to lengthen their Stay, they must notify the Home Parents at least 12 hours prior to the end of the Stay in order to receive approval from the Home Parents to continue the Stay. In the event the Home Parents do not authorize the extension, the Client is responsible for making arrangements to assume care for the Home or Pet(s) at the end of the Stay.
Early Returns/Last Minute Changes. It is not unusual for trip plans to change at the last minute, However, please understand that the Home Parents carefully schedule our time to service you and our other clients. Therefore, there are no refunds or credits for early returns.
Cancellation of Services Cancellations by the Client must be received by the Home Parents in writing 5 days prior to the Stay in order for the deposit to be transferred to another Stay. The transfer of the deposit is only valid for 12 months.
If a cancellation is not received by the Home Parents in writing 5 days prior to the Stay, the Deposit is non-transferrable and also non-refundable.
Key Pick Up/Return The Home Parents require one key in order to gain access to the Home that will be picked up prior to the Stay. For liability reasons, the Home Parents will NOT pick up or leave keys “under the mat.” A garage door opener or code will also be accepted as a means of entry. However, it is the responsibility of the Client to change the garage code after the Stay. At the conclusion of the Stay, the key or opener will be locked inside the house.
Locksmith In the event that the Home Parents are required to employ a locksmith to gain access to your Home due to a malfunction of the lock, the Client is responsible and agrees to reimburse the Home Parents for the costs incurred in gaining access to the Home. The Home Parents are expressly given the authority to employ a locksmith on behalf of the Client in the event of the aforementioned occurrences.
Stays Overnight Stays - the Home Parents will sleep at the Home every evening and will feed the Pets and take them outside twice per day.
Commuter Stays - the Home Parents will visit the Home twice per day to check on the Home and also feed and take the Pets outside.
Others in Home. For liability reasons and for our safety, the Home Parents are unable to provide Service(s) if the Client has other persons in the Home during the Stay. This includes family, neighbors and friends.
Inclement Weather/Act of God In the event of inclement weather, natural disaster, or an Act of God, the Home Parents will make every effort to reach your residence in order to check on your property. The Home Parents require an emergency contact person/neighbor be provided that can assist in checking on your Home. This person should have access to the garage code or a spare key in order to gain access to your property. The Home Parents will contact you with an update as soon as possible.
The Home Parents are authorized to enter restricted areas due to natural disaster, fire, etc. in order to care for the Home. Client holds the Home Parents harmless for any damage or loss.
The Home Parents will make every effort possible to complete the scheduled Stay and can be entrusted to use their best judgment in certain events and conditions. However, there are no refunds or credits for any missed visits as a result of inclement weather, natural disaster, or an Act of God.
The Client is responsible for any injury caused to the Home Parents or the general public in or as a result of the Home.
In the unlikely event of illness or personal emergency to the Home Parents, Client will authorize Home Parents to arrange for another qualified person to fulfill responsibilities. The Client will be notified of this emergency by phone prior to the arrangement being made.
PETS: Pet Identification Each Pet(s) requiring special treatment or medication must wear identification in the form of either collar tags or the Pet(s) name written on the collar itself.
Emergency Veterinarian Care All Clients are required to complete the “Pet Information/ Veterinary Treatment and Authorization Form.” In the event of an emergency and we cannot contact you, the following actions will be taken.
The Home Parents will make every effort to contact the Client prior to an emergency veterinary care decision in order to receive authorization. If the Client cannot be reached, we will contact your emergency contact person. In the event we cannot reach your emergency contact person, the Client authorizes the Home Parents to approve medical and/or emergency treatment (excluding euthanasia) as recommended by a veterinarian.
The Client will be responsible for informing their veterinarian that the Home Parents will be caring for their Pet(s) in their absence. In addition, the Client will need to make preliminary arrangements to have the Veterinarian reimbursed for any service necessary during their absence.
The Home Parents are released from all costs and fee obligations as a result of veterinary care and the Client agrees to pay such fees to all parties rendering emergency care.
The Home Parents are authorized but not required to purchase any foods, medications, or related items recommended by the veterinarian.
The Home Parents will be reimbursed by the Client for expenses incurred plus any reasonably necessary additional fees for attending to Pet(s) emergencies, as well as any other reasonably necessary related expenses as authorized on the “Pet Information/ Veterinary Treatment and Authorization form.”
It is the responsibility of the Client to ensure that all Pet(s) medications are full and available for the Pet(s) prior to the Stay. Oral or topical medications, as well as injections are administered at no charge.
The Home Parents are authorized but not required to purchase any needed items such as food, medications, or any other related items in the event those supplies run out during the service period. You agree to reimburse the Home Parents for costs of the purchased items, as well as a shopping fee of $20 per hour, prorated as to the exact time spent.

In the event of inclement weather, natural disaster, or an Act of God, the Home Parents will make every effort to reach the Client’s Home in order to provide care for the Client’s Pet(s) as soon as it is safe to do so. This person should have the garage code or a spare key in order to gain access to the Home. The Home Parents will contact you with an update as soon as possible.

Extraordinary or Unusual Pet Behaviors At times, Pet(s) can be unpredictable when under stress or their routine has changed. As a result, the Client(s) Pet(s) may not behave as they normally would, which might result in damage to the Client’s Home. The Home Parents will not be liable for such damage. If the Pet(s) is exhibiting extraordinary or aggressive behavior, the Home Parents reserve the right to skip medication doses and also shorten or end the Stay.
The Home Parents will not be held liable for any injury, disappearance, death or fines of loose Pet(s) with access to the outdoors.
In consideration of these Services and as an express condition thereof, the Client expressly waives and relinquishes any and all claims against the Home Parents, except those arising from obvious gross negligence or willful misconduct on the part of the Home Parents.
If safety/health concerns prohibit the Home Parents from caring for the Pet(s), the Client authorizes the Home Parents to place Pet(s) in a kennel, boarding facility or veterinarian’s office.
The Client agrees to pay for any fees or services incurred by the Home Parents as a result of the removal of Pet(s) from the Home, under the conditions set forth in this document and the placement of Pet(s) in a kennel, boarding facility, or veterinarian, if the veterinarian or kennel of your choice is not available or you cannot be reached.
Requesting an emergency visit Sometimes emergencies happen, such as a flight getting cancelled or a family member with a medical emergency. In true emergency situations when you need a Pet(s) visit outside of normal hours, please call or TEXT (918) 409-8608 or (918) 688-9891. If the call goes to voicemail, please leave a message, and we will return your call as soon as possible.
If you have an emergency, our team approach to coverage ensures that your Pet(s) is always taken care of at the scheduled time.
General It is the Clients responsibility to make sure all of their Pet(s) are current on vaccinations. Should Home Parents be bitten or otherwise injured by the Clients Pet(s), the Client agrees to pay all medical costs and lost wages incurred by the Home Parents for such an injury.
The Client is responsible for any injury caused to the Home Parents or the general public by the Clients Pet(s).
The Client shall, at the Clients sole expense, defend Home Parents against any claim or demand, whether or not well founded and arising from any acts of Client’s Pet(s) or relation to the Client’s Home. The Client shall indemnify and hold Home Parents free and harmless from all cost, expenses and liabilities in connection with such claims or demands. These costs, expenses and liabilities include amounts paid in settlement before or after suit is commenced, attorney’s fees and costs incurred by the Home Parents in defending against such claims or demands.
Home Parents will provide the services stated herein in a reliable, caring trustworthy manner. In consideration of these services and as an express condition thereof, the Client expressly waives and relinquishes any and all claims against Home Parents except those arising from gross negligence or willful misconduct on the part of the Home Parents.
Any controversy or claim arising out of or in relation to this contract shall be brought to Small Claims Court before any other action is taken. If the matter cannot be resolved in Small Claims Court, then the parties agree to binding Arbitration in accordance with the State where it was signed. The arbitrator shall be based on the rules of the American Arbitration Association.
The agreement shall be interpreted and governed by the laws of the State in which it is signed. Each party will perform its obligations in accordance with all the applicable laws, rules and regulations of said State. No term or provision of the Agreement shall be waived, and no breach excused verbally. To be effective, each waiver or excuse shall be in writing and signed by the party who waived or excused.
Each waiver or excuse shall be independent of all other. Therefore, if a term or provision is waived or breach is excused, that waiver or excuse shall not waive any other term or provision or excuse any other breach.
In no event shall the Home Parents be liable to the Client for any damages, including, but not limited to any lost profits, lost savings or their incidental or consequential damages arising out of the Clients use of Home Parents services, nor will Home Parents be liable for any claim by any third party, unless gross negligence or willful misconduct is proven on the part of the Home Parents.
Home Parents reserve the right to terminate the Agreement at any time before or during its term if the Home Parents, in their sole discretion, determines that Client’s Pet(s) pose a danger to the health and/or safety of the Home Parent. If this occurs, Home Parents will notify the Client immediately of the problem and determine whether the Client will return or if Pet(s) will need to be placed in a kennel with all charges to be charged to the Client.
The Client authorizes the signed Home Parents Agreement to be valid approval for future services of any purposes provided by the Agreement and Terms and Conditions Documents permitting Home Parents to accept telephone reservations for service and to enter the premises without additional signed contracts or written authorization.
Client Profile Every time a reservation is made, the Client agrees to:
Update a “Home Questionnaire” and also a “Pet Information/Veterinary Treatment and Authorization form”with any changes to:
New medications or changes in medications
Emergency contact numbers
Alarm, entry, and garage codes/passwords
Animal care, and
New Pet(s)
Advise the Home Parents if locks have been changed and provide new keys.
